Unique and very rare, this 5.45-acre building lot located at the corner of Cortland Road (State Route 222) and Groton City Road. A driveway leads from Groton City Road to a building site. The lot lies between Groton Village and Cortland City. It is in a country setting but within commuting distance of Ithaca, Cortland, and Interstate 81. It features two ponds, a large one enclosing about 1.11 acres and another having about 0.23 acres. The large pond has an island which the sellers installed to provide a nesting ground for geese. The ponds are home to largemouth bass, sunfish, catfish, and turtles. A protected trout stream runs along the northern side of the property. Ground cover includes trees, brush, and cattails. Every two years or so, beavers invade the property from Fall Creek, which runs along the opposite side of the Groton City Road.
